What you can expect from us for a Real Estate Settlement:

  • In sale and purchase settlements we will perform the following services for you:

  • Obtain copies of the certificate of title of the property.

  • Obtain all rates, taxes and water consumption information from the local authorities.

  • Notify the relevant authorities about the change in ownership.

  • Prepare settlement statements showing the finance required for your purchase or the funds available from your sale.

  • Prepare all the necessary documents for the transfer of ownership.

  • Arrange payment of any transfer duty (stamp duty) or other fees required.

  • Arrange settlement electronically or, if not possible, arrange and attend a paper settlement meeting.

  • Provide you with confirmation that settlement has been fulfilled.

  • Obtain confirmation that the change of ownership has been registered at the Titles Office.

FAQ's

What is conveyancing?

Conveyancing is the process of transferring a property from a seller to a buyer, when the conditions of a standard contract for the sale are fulfilled.​​  It also includes most transactions involving the titles office i.e. subdivisions, change of names etc.

What do I need to bring?

  1. As a seller – The contact details of your real estate agent so we can obtain a copy of your Contract for Sale and later Identification Documents required by the Titles Office

  2. As a buyer – The contact details of your real estate agent so we can obtain the original Contract plus the name and contact details of your banker/finance broker.  Later Identification Documents required by the Titles Office.

Do I need to attend the property settlement?

You do not need to attend the property settlement, we either settle electronically or we attend settlement meetings in the city on your behalf.

Do all documents need to be signed in original format?

No – at least 90% of the documents can be signed electronically.

Are there additional costs payable after your quotation?

Sometimes, but only if the extra work is unforeseen at the time of quoting.
